condition as at the time of rental (therefore, any damage

be repaired before moving out, as well as the condition of

- The cultivation and consumption of cannabis, cigarettes,
or any type of product that can be consumed by inhalation
is prohibited in all private and common areas of the
building.

- The tenant agrees to automatic payments for rent and
agrees to provide a specimen check for this purpose.

*** Note regarding the security deposit ***

1- The tenant agrees to provide a security deposit
equivalent to one month's rent upon signing the lease. The
deposit will be payable to the following email address:
:info@cogence.ca. This deposit will be returned to the
tenant at the end of the term following inspection of the
premises if no damage has been caused. The owner agrees to
return the security deposit within 48 hours of inspecting
the premises. Any damage resulting from normal and
non-premature wear and tear of the appliances and the
apartment will be accepted and cannot be deducted from the
security deposit. A site visit will be conducted when the
keys are handed over to validate the condition of the
property.

2- In the event that the tenant loses the keys or
electronic key fobs, it will also be their responsibility
to return them to the owner.

3- Any additional keys other than those provided by the
owner will be at the tenant's expense.
