** Lease Terms **

- The tenant agrees to review and comply with the building's house rules.

- Moving costs for the condominium are the tenant's responsibility.

- Tenants must provide proof of liability insurance covering the property for up to $1 million in damages prior to the move-in date.

- Acceptance is subject to a credit check and employment reference verification, to the full satisfaction of the landlord.

- Pets are not allowed in the apartment.

- Tenants agree to provide a security deposit equal to one month's rent.*

- Tenants are prohibited from subletting or assigning the lease, or from using Airbnb or any similar short-term subletting service, which will be considered a breach of the lease.

- The tenant agrees to leave the apartment in the same condition as at the time of move-in (therefore, any damage caused by drilling holes in the walls to hang artwork must be repaired before moving out, as well as any damage to the flooring).

- The cultivation and consumption of cannabis, cigarettes, or any type of product that can be consumed by inhalation are prohibited in all private and common areas of the building.

- The tenant agrees to direct debit for rent and agrees to provide a sample check for this purpose.

*** Note Regarding the Security Deposit ***

1- The tenant agrees to provide a security deposit equal to one month's rent upon signing the lease. The deposit should be sent to the following email address: :info@cogence.ca. This deposit will be returned to the tenant at the end of the term following an inspection of the premises, provided no damage has been caused. The landlord agrees to return the security deposit within 48 hours following the inspection of the premises. Any damage resulting from normal, non-premature wear and tear of the appliances and the apartment will be accepted and may not be deducted from the security deposit. A site visit will be conducted upon key handover to verify the condition of the property.

2- In the event that the tenant loses the keys or electronic key fobs, it will also be the tenant's responsibility to return them to the owner.

3- Any additional keys other than those provided by the owner will be at the tenant's expense.
