*** Note Regarding the Security Deposit ***

1- The tenant agrees to provide a security deposit equal to one month's rent upon signing the lease. The deposit should be sent to the following email address: :info@cogence.ca. This deposit will be returned to the tenant at the end of the term following an inspection of the premises, provided no damage has been caused. The landlord agrees to return the security deposit within 48 hours following the inspection of the premises. Any damage resulting from normal, non-premature wear and tear of the appliances and the apartment will be accepted and may not be deducted from the security deposit. A site visit will be conducted upon key handover to verify the condition of the property.

2- In the event that the tenant loses the keys or electronic key fobs, it will also be the tenant's responsibility to return them to the owner.

3- Any additional keys other than those provided by the owner will be at the tenant's expense.
